Chennai Guideline Value

The entire land of Tamil Nadu is split into 9 Registration Zones and each zone is headed by a Deputy Inspector General (DIG) of Registration. The names of nine Registration Zones are Chennai, Coimbatore, Cuddalore, Madurai, Salem, Tanjore, Tirunelveli, Trichy and Vellore. Among all nine zones, Chennai Zone, Thiyagaraja Nagar SRO, Chennai Registration Village and street name G N Chetty Road, Usman Road has the highest guideline value of Rs.16,750 per sq ft. Tanjore Zone, Mayiladuthurai Revenue District, Seerjazhi SRO, Thennampattinam Revenue Village, Thennampattinam Guideline Village and Seerkazhi Revenue Taluka is ranked as ninth (last) which has lowest guideline value of Rs.7 per sqft and generates low revenue in property transactions. Chennai Zone is considered as a high revenue generating zone.

In Tamil Nadu among all nine Registration Zones, Chennai Zone ranks the first in generating around 41% of revenue through property transactions in April 2021. This zone covers five District Registration Offices and it covers almost 426 sq kms. In the Chennai zone, nearly 45% of the entire state property transactions are done here. Out of 575 Sub-Registration Offices (SROs) in Tamil Nadu, 63 SROs come under Zone Chennai.

The minimum guideline value in Chennai Zone is Rs.100 sq ft which comes under SRO Acharapakkam, Guideline village name is Acharapakkam, Registration village name is Acharapakkam, Revenue District name is Chengalpattu, Revenue Taluk name is Madhuranthakam and the street names are Elappakkam Road, Kazhani Vellala Colony, Kollai Medu Colony, Mada Koil Street, North Colony and Vajirapuram. etc. These lands are classified as Residential Class I Type – III that have lowest land value in the surroundings.

The total application received (216881) and approved (214776) in all four district registration offices in Arakkonam – 38918 (38477), Cheyyar – 37312 (36965) and Thiruvannamalai – 55779 (55225) and Vellore 84872, (84109) respectively. The total application received (707) and approved (702) from business with female owners in Arakkonam – 187 (186), Cheyyar – 127 (126), Thiruvannamalai – 145 (143) and Vellore – 248 (247) which was mentioned in Land Registration Dashboard.

The maximum property guideline value in Chennai Zone Registration Department is Rs.16,750 per square feet which comes under Chennai South Central, SRO is Thiyagaraja Nagar, Guideline village name is T-Nagar and the street names are GN Chetty Road, Ramakrishna Street, Thiyagaraja Road, Usman Road, etc. These lands are classified as Commercial Special Type – 1 that has the highest land value in the surroundings.

Chennai district covers almost 6062 sq km. It has 404 Revenue villages and 743 Village Panchayats with 63169 streets. The total Revenue village is 122 and revenue Taluks is 16. It was ranked as first in terms of the highest population among all other districts.

The PWD officials also revised the guideline value of important roads and areas. According to sources between 2012 and 2017, the guideline value of Chennai South, SRO is Thiyagaraja Nagar, Guideline village name is T-Nagar and the street names are GN Chetty Road, Ramakrishna Street, Thiyagaraja Road, Usman Road, etc. from 9 June 2017 which was displayed in the registration website. The PWD officials also increased the guideline value of adjoining these streets in the surroundings.

The guideline value in one corporation namely Chennai Corporation, nine municipalities names are Alandur, Amabattur, Kottivakkam, Madhavaram, Maduravoyal, Manali, Tiruvottiyur, Ullagaram-Puzhuthivakkam and Valasaravakkam has been increased from 9 June 2017. Among all these five Registration Districts Kancheepuram division generates more revenue through property transactions and the number of land registration applications processed is quite high.
