Coimbatore Guideline Value

The entire land in Tamil Nadu was split into 9 Registration Zones and each zone is headed by a Deputy Inspector General (DIG) of Registration. The names of nine Registration Zones are Chennai, Coimbatore, Cuddalore, Madurai, Salem, Tanjore, Tirunelveli, Trichy and Vellore. Among all nine Registration Zones, Chennai Zone has the highest guideline value of Rs.16,750 per square feet and ranks first. It is considered as a high revenue generating zone in property transactions. Tanjore Zone ranks ninth (last) which has lowest guideline value of Rs.17 per sq ft and low revenue generating zone.

The Registration Department of Coimbatore Zone topped state second rank in generating highest revenue of Rs.175 crore (which is 16.35% of total registration revenue Rs.1070) to the government through property transactions in April 2021. The Coimbatore Zone covers 54 SROs and it ranks second in number of property transactions which covers almost 23626 streets which is 11.8% of total streets in Tamil Nadu.

The guideline value in one corporation namely Coimbatore Corporation, three municipalities named as Valparai Municipality, Pollachi Municipality and Mettupalayam Municipality has been increased from 9 June 2017. Among all these divisions Coimbatore division generates more revenue through property transactions and the number of land registration applications processed is quite high. Coimbatore district covers almost 4723 sq km. It has three Revenue divisions namely Coimbatore North, Coimbatore South and Pollachi. It has 295 Revenue villages and 227 Panchayats Village with 23626 streets. The total development blocks in this district is 13 and revenue Taluks is 11, its names are Coimbatore South, Perur, Madukkarai, Sulur, Coimbatore North, Annur, Mettupalayam, Pollachi, Kinathukadavu, Valparai and Anaimalai. It was ranked as second in terms of the highest revenue among all other districts.

The maximum property guideline value in Coimbatore Zone Registration Department is Rs.6,365 per square feet which comes under SRO Coimbatore Joint–I, Guideline village name Ward-4 and 5, the street names are Oppanakara Street Lane and Oppanakara Street Main etc. These lands are classified as Commercial Special Type – 1 that has the highest land value in the surroundings.

The minimum guideline value in Vellore Zone is Rs.33 sq ft which comes under SRO Kangeyam, Guideline village name is Kangeyam, Registration village name Kangeyam Revenue District name Tiruppur, Revenue Taluk name is Kangeyam and the street names are Kottaima Nagar, Moorthiretypalayam and Vel Nagar etc. These lands are classified as Residential Class IV Type – I that have lowest land value in the surroundings.

Coimbatore Zone Registration Department covers five District Registration Zones namely, Coimbatore, Erode, Gobichettipalayam, Ooty and Tirupur. The total application received (405795) and approved (402717) in all five district registration offices in Coimbatore – 181500 (180203), Erode – 56076 (55612), Gobichettipalayam – 33939 (33666), Ooty – 9050 (8934), Tiruppur – 125230 (124302) respectively. The total application received (7901) and approved (7882) from business with female owners Coimbatore – 4700 (4691), Erode – 818 (817), Gobichettipalayam – 563 (563), Ooty – 124 (123), Tiruppur – 1696 (1688) is mentioned in the Land Registration Dashboard.

The PWD officials also revised the guideline value of important roads and areas. According to sources between 2012 and 2017, the guideline value of Oppanakara Street Lane and Oppanakara Street Main was Rs.9,500 per sq ft. Now, it has been reduced to Rs.6,365 per sq ft from 9 June 2017 which was displayed in the registration website. The PWD officials also increased the guideline value of adjoining streets in the surroundings. Coimbatore Zone of Registration Department consists of four District Registration Offices and 54 SRO’s.
