Vellore Guideline Value

The entire land of Tamil Nadu is split into 9 Registration Zones and each zone is headed by a Deputy Inspector General (DIG) of Registration. The names of nine Registration Zones are Chennai, Coimbatore, Cuddalore, Madurai, Salem, Tanjore, Tirunelveli, Trichy and Vellore. Among all nine zones, Chennai Zone, Thiyagaraja Nagar SRO, Chennai Registration Village and street name G N Chetty Road, Usman Road has the highest guideline value of Rs.16,750 per sq ft. Tanjore Zone, Mayiladuthurai Revenue District, Seerjazhi SRO, Thennampattinam Revenue Village, Thennampattinam Guideline Village and Seerkazhi Revenue Taluka is ranked as ninth (last) which has lowest guideline value of Rs.7 per sqft and generates low revenue in property transactions. Chennai Zone is considered as a high revenue generating zone.

The maximum property guideline value in Vellore Zone Registration Department is Rs.10,050 per square feet which comes under SRO Tiruvannamalai Joint – II, Guideline village name Ward-I, II, III, the street name are Big Street, Chinnakadai Street, Erattai Pillayar Koil Street, Theradi Veethi and Thiruvoodal Street etc. These lands are classified as Commercial Special Type – 1 that has the highest land value in the surroundings.

Vellore Sub Registrar office Guideline Value :

The total application received (216881) and approved (214776) in all four district registration offices in Arakkonam – 38918 (38477), Cheyyar – 37312 (36965) and Thiruvannamalai – 55779 (55225) and Vellore 84872, (84109) respectively. The total application received (707) and approved (702) from business with female owners in Arakkonam – 187 (186), Cheyyar – 127 (126), Thiruvannamalai – 145 (143) and Vellore – 248 (247) which was mentioned in Land Registration Dashboard.

Now, it has been reduced to Rs.10,050 per sq ft from 9 June 2017 which was displayed in the registration website. The PWD officials also increased the guideline value of adjoining these streets in the surroundings. Vellore Zone of Registration Department consists of four District Registration Offices and 44 SRO’s. The guideline value in one corporation namely Vellore Municipal Corporation, two municipalities named as Gudiyatham and Pernambut Municipalities has been increased from 9 June 2017. Among all these two divisions Vellore division generates more revenue through property transactions and the number of land registration applications processed is quite high.

Vellore district covers almost 6062 sq km. It has two Revenue divisions namely Vellore and Gudiyatham. It has 317 Revenue villages and 743 Village Panchayats with 8360 streets. The total Revenue blocks in this zone is 20 and revenue Taluks is 6, its names are Vellore, Katpadi, Anaicut, Gudiyatham, Pernambut and K.V. Kuppam. It was ranked as 9th in terms of the highest population among all other districts.
